How often should
I have a roof inspection performed?
It is suggested that homeowners have two roof inspections
performed each year; one in the spring and one in the fall. We recommend
these times because they fall on either side of winter. The fall
inspection helps to ensure your roof doesn’t have any minor
problems that could turn into major problems throughout the colder,
wetter months of winter. The spring inspection is to evaluate any
minor damage that may have been caused during the winter months
that may prove to be costly if not fixed before the heavy rains
and strong winds of spring that are so common in Middle Tennessee.
Titan Exteriors™ suggested
routine roof inspection program will help you find problems before
they get too serious. As a homeowner you must remember, your ONLY
line of defense from water invasion is your roof!
Common Roof Problems
Roof
Leaks/Moisture: Nashville and Murfreesboro Roof systems
can have silent leaks for years before any evidence presents itself.
Common damage caused by undetected silent leaks or slow roof leaks
include mold, dry rot, buckling walls, damage to insulation, etc.
Typically homeowners won’t pay attention to their roof unless
it starts showing visible signs like water spots, peeling paint
or wallpaper. Sadly, once these signs begin to present themselves
significant damage has already taken place. By having Titan Exteriors™
come thoroughly inspect your roof bi-annually you can rest assured
that you will not unknowingly be letting moisture into your home.
Roof
Blisters: During the course of natural weathering,
small bubble-like raised portions of your roof known as blisters
may begin to develop. Roof blisters may be as small as a pea or
as large as a quarter. They are caused by the warmth of the sun
causes a gas trapped in the roofing system to expand and create
a bubble, pushing the plies apart. This bubble is the roof blister
and may be open, exposing the asphalt, or closed. If this blister
is open it is allowing moisture to creep into the roof and into
your home, causing the damage outlined above. Roofs with open blisters
in which the asphalt becomes visible are at a greater risk for premature
failure.
Poor
Installation: One of the most common causes of roof
damage is poor installation. Inexperienced contractors will often
cut corners in the installation of your roof. They may not have
proper knowledge of the product they install. They may omit the
installation proper underlayment. Don’t even think about using
an unlicensed, uninsured, or inexperienced contractor. It may seem
cheaper on the front end, but you are certain to learn an expensive
lesson.
Surface
Cracking: Another manifestation that can occur as a
part of the normal aging process of any roof may be the development
of surface cracks. Surface cracking appears as the heat depletes
the flexibility of the roof and shingles become more brittle. Surface
cracking can also be created by thermal shock and movement of the
roof deck. Titan Exteriors™ project managers
are trained to identify all signs of damage including surface cracking.
Curling:
Overtime asphalt begins to harden and the granules that were once
securely embedded begin to break away. As this hardening advances,
the asphalt layers begin to shrink. As this process is occurring
it is being countered by the reinforcement of the shingle, which
resists shrinking. There is now formed a situation in which the
top and bottom coatings are shrinking and the reinforcement is remaining
stable. As a result, the edges of the shingles begin to curl upward
over time. Titan Exteriors™ project managers
can determine the severity of curling to help you make an education
decision about the Nashville roof repair or Nashville roof replacement
of your Nashville roofing system.
Staining:
Over a period of time roofs begin to develop dark brown or black
streaks. Many people mistake these stains for soot, dirt, moss,
or tree droppings. This is one of the most commonly overlooked roofing
problems we experience in Middle Tennessee. Often the discoloration
is actually caused by Gloeocapsa magma, a very hard algae.
Granule
loss exposing asphalt: In situations in which hail
has knocked off large areas of granules, you can expect the life
of your shingles to be significantly reduced due to the effects
of ultraviolet radiation for the sun and should be inspected by
Titan Exteriors™.

Every heat wave or cold snap causes your roof to expand and contract.
Each gust of wind, pounding hail, or driving rain alters the reliability
of your roofing system. Any storm, no matter its strength, can cause
invisible damage to the defensive and structural mechanics of your
roof. It only takes the tiniest opening in your roof for water to
find its way in.
An ounce of prevention
is worth a pound of cure.
